Property valuations are intended for personal use only and should not be considered as a
replacement for an appraisal from certified and/or licensed appraisal personal. Valuations
are not suitable for complex properties. For commercial use, this valuation may be used a
screening tool for collateral risk exception management. This valuation contains no
representations or warranties regarding functional or economical obsolescence,
marketability, environmental contamination or flood insurance determination. EquityPath does not warrant the accuracy of any public record information or data sources used to
prepare this valuation. This data may not be re-sold with out the express written consent of
EquityPath. The condition of the subject property and current market conditions can greatly
affect the validity of the Appraisal Review or AVM. The Appraisal Review or AVM may
not include a physical inspection of the subject property or a visual inspection or analysis
of current market conditions by a licensed or certified appraiser, which is typically included
in an appraisal.
THE VALUATIONS ARE PROVIDED "AS IS" AND EquityPath MAKES NO
REPRESENTATION OR WARRANTY WITH RESPECT TO THEIR ACCURACY,
COMPLETENESS, OR CURRENTNESS. EquityPath SPECIFICALLY DISCLAIMS
ANY OTHER WARRANTY, EXPRESS, IMPLIED OR STATUTORY, INCLUDING
ANY WARRANTY OF MERCHANTABILITY OR FITNESS FOR A PARTICULAR
PURPOSE. IN NO EVENT WILL EquityPath BE LIABLE FOR THE RESULTS OF
YOUR USE OR MISUSE OF THE VALUATIONS, INCLUDING ANY USE
CONTRARY TO STATE AND FEDERAL LAW; YOUR INABILITY OR FAILURE TO
CONDUCT YOUR BUSINESS; OR FOR ANY INDIRECT, SPECIAL, OR
CONSEQUENTIAL DAMAGES.
Notice To Alabama Residents:
An AVM valuation is not an appraisal or appraisal report as per Advisory Opinion 18 (AO-
18) of the Appraisal Standards Board, of USPAP; and as defined under applicable statute
and practice. EquityPath, Inc. does not conduct or prepare appraisals within the State of
Alabama, and does not provide any reports in appraisal format or using forms approved by
the Appraisal Institute or as required by applicable financial institutions under FIRREA.
Any information contained in any of the reports generated by this site cannot and should
not be used in place of an appraisal which can only be performed by a licensed appraiser as
defined under Section 34-27A-2, Code of Alabama, 1975. The reports provided on this site
are for informational purposes only and they cannot be reused or retransmitted in any form.
The Appraisal Standards Board (ASB) does not establish new standards or interpret
existing standards. Advisory Opinions are issued to illustrate the applicability of appraisal
standards in specific situations and to offer advice from the ASB for the resolution of
appraisal issues and problems.

Indemnification

of the Appraisal Report Service and all software, valuation models and other components

embodied in or associated with the EquityPath Content.
No Implied License
There are no implied licenses under this Agreement, and any rights not expressly granted to
a licensee hereunder are reserved by EquityPath or its suppliers.
EquityPath grants User permission to copy and/or print portions of this Web Site for
personal use. All other uses, including, for example, modifying, distributing, or
republishing, are strictly prohibited without EquityPath's prior written permission.
Subscriber Use Restrictions, Commercial Use, Copying, Re-use, Resale Prohibitions.
The subscription to EquityPath services is intended for individual or private use only. The
commercial resale, electronic extraction or reformatting of information available on the
EquityPath website or on any other co-branded website, by any subscriber in any capacity,
is strictly prohibited and a material condition to the use of the EquityPath site. Data mining,
screen scraping, downloading or any other activity designed to obtain, re-use, reformat, resell
the proprietary or other foreclosure information contained within the EquityPath or cobranded
websites in a commercial manner is strictly prohibited. EquityPath reserves the
right to immediately terminate any account which is being used in such activity. The

Florida or the United States District Court for The Southern District of Florida and the
subscriber through the use of this site consents to the jurisdiction of said courts and shall
and agrees to be liable for all attorneys fees incurred as the result of any enforcement of
any injunction for legal action related to any wrongful action referenced herein.

Cancellations
Refunds will not be issued to a user based upon their personal views or opinions of
EquityPath. This includes the quality of content, etc. Any exceptions to this is the sole
discretion of EquityPath.

accesses these sites at User's own risk; EquityPath is not responsible for the contents,
changes, updates, or other links contained in a linked site. EquityPath provides these links

Governing Law

and User waives to the fullest extent allowed by law the defense of an inconvenient forum
to the maintenance of any action or proceeding.
Privacy
Unless specifically noted when the information is obtained, EquityPath does not make
available to third parties information that personally identifies its Web Site users. With the
exception of: If User linked to this page (or request form) from another web site,
information entered here may be disclosed to the owners of such web site. Other
information or ideas that Users transmit to or post on this Web Site by any means will be
